TRIO Commercial Property Group got to operate in its new offices for one week before sending people home during the pandemic.
One year later, the Louisville-based real estate firm is finally able to show it off and work in the renovated offices at 9750 Ormsby Station Road alongside two other new tenants, Hyland Insurance and Saling Wealth Advisors.
Justin Baker, a founding partner and principal broker for TRIO, said a collection of members from Hyland, Saling and TRIO own the building. Hyland and Saling were not only clients of TRIO’s, but they were also longtime friends, he said.
At first, the group was helping them find individual spaces. Baker said pre-Covid, finding office space was difficult because of how tight the market was. Eventually, the three firms decided to look for a place together.
“It was kind of an individual effort,” Baker said. “And then we thought about it and thought, ‘Hey, what if we pull together and that opened up more opportunities.’”
Aside from the longtime connection, Baker said the three businesses work well together because they each have mutual clients. Working in the same building has created a synergistic affect for the companies.
Some renovations had to be done to the 25,234-square-foot building. Becky Norton, principal and managing partner of TRIO Property Management, said in an email the companies invested $5.1 million into the offices.
The building underwent an extensive renovation, including a new roof, improved hallways, finishes in the elevator, and LED lights, an expanded parking lot, new landscape and irrigation, and new restrooms on each floor.
Each of the tenant suites for TRIO, Hyland and Saling were fully renovated and remodeled, Norton said.
A team of Louisville-based companies did the work. Norton said A.L. Post Inc. was the general contractor led by the firm's principal Leo Post. Vadim Kaplan, principal with Studio A Architecture, completed the design work on the new front entry and vestibule area. Ann Swope, president and CEO, and Laurel King, project designer with Swope Design Group, also provided design services.
Saling Wealth Advisors takes up a 5,089-square-foot space on the first floor, said CEO Eric Saling. The company has 10 employees throughout the suite with private offices and open collaborative areas.
