The Chestnut Centre on the market for more than $7 million

One of Louisville’s largest office buildings is on the market.

The Chestnut Centre, at 410 W. Chestnut St., is for sale for $7.77 million, according to a listing on commercial real estate website Crexi.

The 11-story building, at the corner of Chestnut and 4th St. in Downtown, is 241,500 square feet, according to Jefferson County Property Valuation Administrator records. The building last sold in 2011 and was purchased by FBM Properties LLC for $3.35 million.

Seth Edens of TRIO Commercial Property Group is the listing agent for the property. He was not immediately available for comment.

Built in 1907, the structure was originally known as the Atherton Building, according to the posting, and features a 100-car covered parking garage. There are currently 20 tenants that occupy the building on various term leases, including Aesthetics in Jewelry and Louisville Bar on Wheels.

“Excellent opportunity for redevelopment and to own a piece of Louisville history. The Chestnut Centre is conveniently located across the street from the new Hilton Garden Inn / 8UP Elevated Drinkery & Kitchen, and The Edge on 4, a 232 unit Luxury apartment building,” the listing states.

The Chestnut Centre is one of several Downtown office buildings currently for sale, the most high profile being Humana Tower. Humana Inc. announced this week its plans to sell its 27-story namesake building one year after deciding to consolidate its local employees in the recently renovated Waterside Building and neighboring Clocktower Building.

The iconic building and two adjacent parcels of land will be put up for sale by a large global real estate firm and without a specific asking price.

The Heyburn Building, at 332 W. Broadway, is also back on the market for $7.5 million after previously being under contract to be sold. And the Courier Journal's headquarters will soon have a new owner as the eight-story building at 525 W. Broadway will go up for auction from March 10 to March 12.
